Catalog Course Description

This course is intended for the real estate practitioner who wants a comprehensive introduction to the challenging field of property management and for the professional who wishes to gain new, practical information. 54 lecture hours.

Course Objectives

  • solve specific problems in the management of various types of property; apartments, condominiums, office buildings; retail property, industrial and government-related property as a practitioner
  • apply new creative and practical management principles and implement innovative ideas for property managers
  • Understand the laws pertaining to the rights and obligations of landlords and tenants

Major Course Content

  1. History and growth of property management, scope of management, building classification and reasons for ownership
  2. Analysis of property ownership, analysis of rental market, analysis of neighborhood
  3. The budget - its need and use in management
  4. Planning rehabilitation, remodeling and modernizing
  5. The take-over and take-over records, property and records control, setting the rent schedule, space measurement, the rental application, tenant selection
  6. Tenant relationship, rental collections, merchandising or leasing space
  7. Highest and best use, leases, finding the prospect
  8. Floors and floor coverings, heating and plumbing, insulation
  9. Decorating, insect and rodent control, exterior repairs and maintenance
  10. Building organization, employee selection and training, employee instruction and work schedule
  11. Fire and casualty insurance, rent insurance and taxes
  12. Maintaining satisfactory owner relationship, how to get new business
  13. Apartment buildings, office buildings, loft buildings
  14. Landlord and tenant, evictions, services and supplies and their purpose

Examples of Required Writing Assignments

Write a two-page paper on how to manage tenant behavior, tenant/landlord rights and obligations, five common problems involving tenants, and the eviction process.

Current Event Article Report: In addition to text readings, each student will prepare one Real Estate-Related current event article report. Select an article from a current (within the past 30 days) publication (newspaper, news magazine, etc.). Summarize the article by stating the main points in your own words. State your conclusions (opinion) about the article in the space provided. The REPORTS MUST BE TYPED using APA formatting. A copy of the article must be furnished with the report. REPORTS MUST BE REAL ESTATE- RELATED.
